Job summary

BG Staffing, Inc. seeks an Industrial Associate Property Manager to join our Texas portfolio and oversee day-to-day management of owner-operated, single-tenant industrial properties with crane-served facilities.

Under direct supervision of the Senior Property Manager, you will contribute to reporting, budgeting, capital planning, and lease administration, while supporting acquisitions, refinancings, and dispositions as needed.

Qualifications

• 2-4 years of industrial property or asset management experience.
• Strong background with single-tenant NNN industrial assets.
• Proficiency in budgets, operating statements, and capital planning.
• Independent judgment and accountability for owner-operator mindset.
• Excellent communication and organizational skills.

Responsibilities

• Operate as an extension of ownership with a long-term hold and capital preservation mindset.
• Provide regular reporting and recommendations to principals.
• Support acquisitions, refinancing, and dispositions through due diligence and asset analysis.
• Act as primary point of contact for industrial and manufacturing tenants under NNN leases.
• Oversee building condition, crane systems, electrical infrastructure, HVAC, and site utilities.
• Prepare annual operating budgets and multi-year capital plans.
