Job summary

Blue Ridge Flats, an Elmington Living community in East Austin, seeks a Community Director to oversee operations, compliance, leasing, and staff. You’ll lead on-site teams, manage budgets, and ensure resident satisfaction across 1- to 4-bedroom homes in a vibrant, affordable housing setting.

You’ll work to maintain occupancy, enforce policies, and coordinate with property leadership to deliver an exceptional resident experience while upholding LIHTC/HUD compliance and financial performance.

Qualifications

• 2+ years of property management experience, including affordable housing preferred.
• Fair Housing certification required within 7 days of employment.
• Experience with property management software: RealPage/OneSite, Yardi, Fortress.

Responsibilities

• Manage the property's operating budget and drive performance against budgeted NOI, NRI, bad debt, and management fee targets, including monthly variance reporting.
• Operate within approved budgeted operating expenses for the property.
• Maintain occupancy through proactive leasing and retention strategies; monitor economic occupancy and rent potential.
• Approve invoices up to $500 within delegated authority.
• Enforce delinquency processes with proactive rent collection and weekly account notes.
• Lead eviction processes with legal follow-up as required.
• Develop and execute action plans to address performance gaps and track progress.
