You will review documents, identify title defects, draft requirements, and support underwriting decisions while ensuring accuracy, compliance, and timely communication across stakeholders.

Qualifications

• 4+ years in commercial title processing or similar role.
• Experience evaluating complex commercial transactions for insurability.
• Knowledge of title commitments, surveys, and real estate documentation.
• Ability to coordinate with lenders, attorneys, and stakeholders.

Responsibilities

• Open and establish new transaction files and draft preliminary requirements.
• Review purchase, loan documents, affidavits, and title documents to identify risks.
• Coordinate all aspects of title orders from opening to closing.
• Assist underwriters by gathering documentation for decisions.
• Order and review due diligence items like title searches and tax certificates.
• Analyze title searches and surveys to identify defects or discrepancies.
• Prepare title commitments, reports, endorsements, and final policies.
• Work with escrow and closing teams to clear requirements for closing.
• Communicate with agents, attorneys, lenders, and stakeholders to ensure workflow.
• Assist in resolving curative issues by researching records and coordinating documents.
• Prepare endorsement packages and supporting materials for underwriting review.
• Maintain detailed file notes and audit-ready documentation.
