Bedrock Property Management in Lebanon, TN is seeking a Maintenance Supervisor with HVAC certification to oversee the property's maintenance program. You will order supplies, diagnose issues, and lead a team to ensure timely service requests while maintaining high standards for safety and quality.

The role requires hands-on skills in HVAC, plumbing, electrical, and carpentry, plus strong customer service and budget awareness.

Qualifications

• Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
• Supervises the maintenance of the the physical condition of the property.
• Utilizes hand tools and power tools to participate in upkeep.
• Oversees the removal of debris and other objects from the property.
• Responds to issues outside of normal work schedule when required.
• Professional and timely responses to all work orders.
• Ensures the adherence to all company policies and procedures.
• Performs all other duties as assigned.

Responsibilities

• Supervises the workflow for the service staff and delegate workload to staff.
• Meets and exceed budget expectations for expenditures.
• Orders supplies, materials, and tools as needed.
• Ability to diagnose problems and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, and roof and gutter repairs.
• Address issues with landscaping and snow/ice removal.
• Communicate effectively with residents and coworkers even in difficult situations.
• Perform service requests correctly and promptly.
• Operating computers and other technological devices to access email, and company-utilized software.
• Successfully execute Bedrock's non-negotiables for service work orders and vacant turn times.
