Job summary

Summit Property Management is seeking a Regional Service Director for the Houston market. This hands-on role will oversee a diverse portfolio of apartment communities, guiding maintenance teams to ensure safety, upkeep, and performance.

You will lead preventive maintenance, budgeting, and vendor relationships while traveling between sites to uphold Summit standards. The ideal candidate brings extensive maintenance leadership experience, strong technical skills (HVAC, Plumbing, Electrical,

Qualifications

At least 10 years of maintenance/facilities experience with ≥4 years in regional supervisory roles.
Expert-level proficiency in HVAC, plumbing, electrical, carpentry, and general maintenance practices.
Ability to read and interpret construction drawings and specifications.
Experience using property management software to create reports and analyze maintenance metrics (work orders, turnover).
Strong organizational and time-management skills; goal-oriented leadership with team care.

Responsibilities

Develop and implement preventive maintenance plans to extend asset life and reduce outages.
Draft scopes of work and bid on repairs and capital projects.
Conduct property inspections to ensure safety and Summit standards.
Prepare properties for lender inspections as needed.
Coordinate and manage vendor relationships for repairs and capital projects.
Collaborate with property managers to address resident concerns and maintenance issues promptly.
Monitor maintenance budgets per property and strive for cost-effectiveness.
Maintain accurate records of activities, expenses, and inventory.
Ensure compliance with safety regulations, codes and Summit policies.
Train and mentor onsite maintenance teams.
