Job summary

Arlington Properties is seeking a Maintenance Service Technician in Ormond Beach, FL to keep apartments in top condition—from fixing HVAC and appliances to prepping units for move-in.

You'll join a hands-on team, perform general maintenance, paint, plumbing, electrical, pool upkeep, and respond to on-call emergencies. We offer competitive pay and a supportive, team-oriented environment.

Qualifications

• High school diploma or equivalent.
• 1-5 years of hands-on maintenance experience (electrical, plumbing, carpentry, HVAC).
• EPA certification preferred.
• Valid driver’s license and reliable transportation.
• Ability to lift up to 100 lbs, climb ladders and work outdoors.
• Excellent communication and professionalism with residents and team members.
• Available to work flexible schedules, including weekends and on-call shifts.

Responsibilities

• Prep vacant apartments to market-ready condition.
• Handle work orders with urgency and a smile.
• Perform general maintenance including light plumbing, electrical, painting, HVAC support, and appliance repair.
• Keep grounds and common areas clean and inviting.
• Support preventative maintenance and inspections.
• Pitch in with snow removal, pool upkeep, and seasonal tasks.
• Stay alert and on-call for emergency maintenance needs.
• Work safely, efficiently, and with pride in your work.
