Job summary

Mon Ami Real Estate in Chicago, IL seeks a hands-on Commercial Property Manager to own daily operations of retail, office, industrial, and mixed-use assets. You’ll manage rent collection, CAM, budgeting, and tenant relations, ensuring accurate reporting and data integrity across properties.

You’ll lead renewals, coordinate tenant improvements, and assist in dispositions while traveling across the portfolio. A strong background in CAM, leases, and Yardi is essential.

Qualifications

• 3+ years of hands-on commercial property management, including CAM reconciliations, lease administration, and tenant relations.
• Strong CAM reconciliation experience with ability to defend year-end statements.
• Solid understanding of commercial lease structures (NNN, Modified Gross, Gross) and opex pass-throughs.
• Financial literacy: can build operating budgets, read P&L, and link decisions to NOI.
• BS degree in Finance/Accounting/Real Estate or equivalent.
• Yardi proficiency; MRI or AppFolio experience preferred.
• Operator mindset; comfortable in a lean, entrepreneurial environment and being accountable for outcomes.
• Willingness to travel regularly across the portfolio.
• Familiarity with Chicago commercial market; CPM/RPA designation is a plus.

Responsibilities

• Manage day-to-day operations of assigned properties: rent collection, work orders, tenant/vendor relationships, and financial reporting.
• Review aging reports and initiate collection efforts.
• Perform CAM reconciliations and prepare year-end statements.
• Analyze operating statements and budgets to ensure accuracy and NOI linkage.
• Lease abstraction and administration in Yardi, tracking base rent, expirations, renewals, TI, and provisions.
• Oversee lease renewals 6–12 months out with market analysis and pricing recommendations.
• Coordinate with leasing team and prospective tenants.
• Oversee tenant improvements and CapEx coordination; escalate scope or cost issues.
• Conduct monthly property walkthroughs and maintain professional tenant communication.
• Prepare annual operating budgets and monthly PM reports.
• Support new-property onboarding and disposition processes; maintain data room.
