Job summary

Olympus Property is seeking a Business Manager (Property Manager) to lead all operations of an apartment community. You will manage budgets, occupancy, vendor relationships, and staff performance to deliver exceptional resident satisfaction. The role requires coordinating with regional leadership to meet asset goals throughout the year.

You will oversee finance, marketing, leasing, and maintenance, while mentoring office staff and ensuring properties remain market-ready and compliant.

Qualifications

• Minimum 2 years of multifamily Property Manager experience.
• RealPage/Knock/Onesite software experience strongly preferred.
• Full-time availability, Monday–Friday, hours 8:00 AM–6:00 PM; after-hours events possible.

Responsibilities

• Oversee the property's financial performance, rents, occupancy, and expenditures.
• Manage, train, and counsel onsite staff effectively.
• Analyze monthly performance and discuss strategies with Regional Manager and Regional VP.
• Complete annual asset business plans and budget forecasts.
• Supervise resident retention, renewal and leasing programs to maintain occupancy.
• Direct maintenance staff and ensure market-ready conditions.
• Bid, negotiate, and manage vendor service contracts.
• Provide regular reports as required and promote safe workplace practices.
