Job summary

Valiant Residential in Carrollton, TX is seeking a Porter/Groundskeeper to maintain exterior areas, assist maintenance crews, and support make-readies. You will manage landscaping tasks, cleanliness, and safety routines daily, while coordinating with the team to keep common areas presentable for residents.

The position requires at least one year of related experience, English fluency, and a valid driver’s license.

Qualifications

• Minimum one year of full-time related experience.
• Must possess strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Willingness to perform all required tasks.
• Demonstrate knowledge of work safety habits.
• Ability to represent the company professionally.
• Maintain a valid driver’s license and reliable transportation.
• Able to work on call and extended hours (including after-hours and weekends).
• Attention to detail – meticulous.
• Ability to organize & prioritize work.
• Social skills to interact with residents.
• Self-motivated; ability to work individually and on a team.
• High school diploma or equivalent.

Responsibilities

• Maintain the appearance of all property areas (community office, model, apartment, amenity areas) to Valiant Residential standards.
• Assist the team with community functions.
• Pick up litter daily.
• Sweep/blow breezeways.
• Clean areas around dumpsters.
• Clean out vacant apartments.
• Clean mail room, pool areas, and laundry room.
• Assist with pool maintenance.
• Water plants as needed.
• Maintain the sprinkler system.
• Apply insecticides, fertilizers, and herbicides as needed.
• Mow and trim lawns.
• Reseed lawns and replant when necessary.
• Stake trees as needed.
• Prune trees and shrubs.
• Weed lawns and planted areas.
• Make drainage corrections.
• Replace breezeway light bulbs.
• Distribute notices.
• Assist in make-readies and other maintenance tasks as directed.
