Job summary

RPM Living is seeking a Groundskeeper to maintain the grounds, exteriors, and leasing office areas of multifamily properties. Responsibilities include landscaping, cleaning breezeways, make-ready prep, and coordinating with maintenance teams.

The role requires minimal experience, basic MS Office, and physical stamina to perform outdoor tasks across various weather conditions. On-site work with a strong focus on safety and resident satisfaction.

Qualifications

• High school diploma or GED preferred.
• 1–3 months related experience and/or training; or equivalent combination of education and experience.
• Basic Microsoft Office Suite.

Responsibilities

• Complete grounds work as directed by Maintenance Manager and/or Community Manager.
• Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails.
• Execute basic landscaping including trimming, pruning, watering, and monitoring irrigation.
• Assist in make-ready units by removing trash from vacant apartments prior to make-ready.
• Conduct preventive maintenance to uphold property quality.
• Communicate status updates and explanations of ongoing work to residents and team members.
• Report supply needs to Maintenance/Community Manager and maintain shop organization.
• Collaborate with maintenance team and external contractors for seamless property upkeep.
• Assess safety and cleanliness standards, ensuring regulatory compliance and resident well-being.
• Maintain the grounds and perform interior/exterior painting as needed.
