Google LLC is seeking a Land Development and Portfolio Manager to lead pre-construction development on owned sites, manage entitlements, provider agreements, and off-site infrastructure to keep projects on schedule and within budget.

You will partner with cross-functional teams, cultivate relations with local jurisdictions and utility partners, and drive long-term capacity and operational excellence across Google's data center footprint.

Qualifications

• Bachelor's degree in Urban Planning, Architecture, Civil Engineering, Real Estate, or related field.
• 6 years leading negotiations on land entitlements and infrastructure agreements.
• Master's degree in related field preferred.
• Experience drafting agreements, redlining, and giving presentations.
• Project economics, risk management, financial modeling, budgeting.
• Collaboration with utilities and local governments to secure power allocations.

Responsabilités

• Negotiate utility infrastructure and extension agreements with providers and AHJs. Ensure third-party and company-delivered extensions are timely, cost-effective, and secured with firm capacity and protective terms.
• Support civil, utility, and building programs to ensure campuses are development ready and aligned with schedules. Coordinate zoning, entitlements, easement actions, environmental mitigations, permitting (air, discharge), and grid or traffic impact studies.
• Serve as the lead liaison with local and national utility providers for supply strategy. Facilitate critical negotiations between internal technical teams and external partners to secure the utility capacity needed for planned data center developments.
• Manage all development activities to consistently meet or exceed required infrastructure delivery schedules as determined and communicated by internal capacity planning teams.
