Job summary

Tailwind Group Inc. is seeking a Property Manager for The Quarters Gainesville, a garden-style student housing community serving UF students. The role drives leasing, NOI, and resident satisfaction from our Gainesville, FL office.

The position is full-time, Monday–Friday, with some after-hours requirements. Compensation ranges from $80,000 to $105,000 plus bonus potential, determined by market data and experience.

Qualifications

• Bachelor’s degree in business administration, marketing, real estate, or related field.
• Three or more years of experience in property management.
• One or more years of experience in a supervisory role.
• Student housing experience is preferred.

Responsibilities

• Demonstrate excellent customer service with residents, prospects, vendors, officials, and community members; handle escalated concerns.
• Maintain curb appeal through regular community walks and uphold property standards.
• Lead annual budgeting to ensure positive net operating income in partnership with ownership and accounting.
• Oversee leasing process to meet occupancy goals and budgeted targets.
• Manage on-site maintenance, office, and leasing teams with regular reviews.
• Coach staff through accountability, collaboration, and 1:1 meetings.
• Use BI tools to analyze property performance and present data-driven insights.
• Maintain knowledge of property, competition, and local market conditions.
• Coordinate vendors and services; ensure invoices align with budget.
• Maintain complete records across property management systems.
• Oversee accounts receivable, delinquency, and collections processes.
• Develop an office culture focused on teamwork and resident service.
• Identify, hire, and onboard talent with Recruiting Team assistance.
• Handle after-hours emergencies and respond onsite as needed.
• Maintain professional appearance and adhere to dress code.
• Manage annual turnover and move-in/move-out procedures including inspections.
