Job summary

ADP, Inc. is seeking a Community Association Manager in Punta Gorda, FL, to oversee daily condo/HOA operations and serve as liaison to Boards and residents. This exempt role supports governance, vendor performance, and compliance with governing documents and Florida statutes.

The CAM will coordinate board meetings, manage vendors, assist budgeting, and supervise onsite staff, applying strong communication and problem-solving skills in a fast-paced environment.

Qualifications

• High school diploma or GED required.
• Minimum of one year of community association management experience; two years preferred.
• Active Florida LCAM license for at least one year required.
• Valid driver’s license required.
• Strong knowledge of condo/HOA operations and Florida Statutes; vendor management and budgeting experience helpful.

Responsibilities

• Oversee daily operations of assigned condominium or HOA communities.
• Serve as the primary liaison to Boards and residents; provide operational guidance.
• Coordinate and facilitate Board meetings, agendas, reports and follow-ups.
• Manage vendors, contractors, and maintenance staff to ensure service quality.
• Enforce governing documents and community rules and regulations.
• Supervise onsite staff and support operational workflows.
• Assist with budgeting, financial tracking, and administrative reporting.
• Respond to resident concerns professionally and efficiently.
• Identify process improvements to enhance community operations.
• Participate in ongoing training, meetings, and professional development.
• Perform other duties as assigned.
