Cadet Property & Association Management, LLC (South Florida) is seeking a reliable Part-time Property Manager (CAM) to support day-to-day operations for condominiums and HOAs. The role emphasizes communication with residents and boards, vendor coordination, and strict adherence to administrative processes in a structured environment.

Ideal candidates will hold an active Florida CAM license, have 2+ years of HOA/Condo PM experience, and demonstrate strong organization and professional

Qualifications

• 2+ years of HOA/Condo property management experience preferred.
• Strong written and verbal communication skills.
• Highly organized with strong follow-through and attention to detail.
• Proficient with Microsoft Office (Outlook, Word, Excel) and organized file management.
• Ability to handle confidential information with discretion.

Responsibilities

• Respond to homeowner/resident inquiries professionally and in a timely manner.
• Support board communication and follow-ups; track open items to completion.
• Assist with preparing board packets and meeting materials as needed.
• Receive maintenance requests, gather details, and coordinate vendor scheduling.
• Request and track proposals, COIs, W-9s, and vendor documentation.
• Follow up on work completion, invoices, and resident/vendor communication.
• Escalate emergencies or urgent issues per company procedures.
• Maintain organized association records (digital filing, logs, approvals).
• Assist with violation letters, notices, and compliance tracking (as directed).
• Support move-in/move-out coordination and application tracking (as applicable).
• Maintain action trackers (open projects, repairs, violations, vendor status).
• Provide weekly status updates and ensure tasks are closed out properly.
