Job summary

Meritus Property Group in Portland, Oregon is seeking a hands-on Multifamily Maintenance Supervisor to oversee maintenance across multiple communities. You will lead a small team, coordinate repairs, and drive safety, quality, and tenant satisfaction through proactive maintenance and capital projects.

The role requires experience in apartment maintenance, leadership, and familiarity with Yardi or similar systems. On-call rotation and after-hours work are part of the schedule.

Qualifications

• Experience in apartment maintenance across multiple properties.
• Strong knowledge of general maintenance (plumbing, electrical, drywall, painting).
• Experience with unit turns and renovations.
• Familiarity with Yardi or similar property management systems.
• Understanding of Fair Housing laws and regulations.
• Strong leadership skills with the ability to guide a team.
• Highly organized with strong problem-solving abilities.
• Self-starter who can manage multiple priorities.

Responsibilities

• Oversee maintenance operations across multiple apartment communities.
• Lead, train, and support maintenance technicians.
• Perform and coordinate general maintenance including plumbing, electrical, drywall, painting, and repairs.
• Manage unit turns, ensuring apartments are move-in ready and meet company standards.
• Participate in on-call and after-hours maintenance emergencies.
• Conduct routine property inspections and identify preventative maintenance needs.
• Assist with planning and executing capital improvement projects.
• Ensure all work is completed safely and in compliance with policies and regulations.
• Maintain records of work orders and maintenance activity (Yardi experience preferred).
• Communicate effectively with property managers, residents, and vendors.
