Avenue5 Residential, LLC Career Center seeks a Floating Maintenance Technician in the Los Angeles region. You will perform a broad range of property maintenance duties to uphold safety, curb appeal, and resident satisfaction.

The role requires high school diploma or equivalent and at least one year in property management or related field, with a valid driver’s license and strong customer service skills. Compensation is $27–$28 per hour with full benefits and growth opportunities.

Qualifications

• High school diploma or equivalent required.
• At least 1 year of experience in property management or related field.
• General maintenance and carpentry skills.
• Valid driver’s license with clean record and current auto insurance required.

Responsibilities

• Address apartment and property maintenance duties as directed by supervisor/manager.
• Repair electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds as needed.
• Perform carpentry tasks: wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair.
• Conduct preventative maintenance including siding, painting, lighting, sprinkler, pool, and elevator systems.
• Maintain work orders and ensure timely completion to standards and resident satisfaction.
• Inspect property grounds and common areas for safety, cleanliness, and issues requiring maintenance.
• Assist with emergencies (snow, fires, floods) and respond promptly to issues.
• Promote safety and risk management in accordance with rules and regulations.
• Engage in on-call/after-hours maintenance with established response times.
• Foster positive relationships with residents and other properties; maintain professional demeanor.
