Avenue5 Residential, LLC seeks a Floating Maintenance Supervisor in Boise, ID. You will oversee day-to-day maintenance and ensure property compliance with company policies and regulations while managing budgets and safety standards.

You will lead a maintenance team, respond to service requests, and perform electrical, plumbing, carpentry, HVAC, and general maintenance tasks. Strong communication and leadership are essential to drive resident satisfaction.

Qualifications

• High school diploma or equivalent.
• At least three years of experience in the property management industry or related field.
• General maintenance and carpentry skills.

Responsibilities

• Work with the maintenance team to ensure daily maintenance tasks and unit make-readies are met.
• Review and track progress of service requests and identify chronic maintenance issues.
• Respond to maintenance issues in a timely manner per policy, maintaining professionalism.
• Perform maintenance including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
• Carry out carpentry duties such as wallboard repair, countertops, windows, doors, and tile.
• Proactive preventative maintenance including siding, painting, lighting, sprinklers, pools, and elevators.
• Ensure work order system accuracy and timely completion to standards and resident satisfaction.
• Conduct daily property inspections for safety and cleanliness.
• Assist with management of property emergencies and on-call rotation.
• Communicate with supervisor and property manager about maintenance issues.
