Job summary

Community Housing Partners in Orange, VA is hiring a Part‑Time Maintenance Technician II to keep our apartment communities safe, comfortable, and well maintained. You’ll handle repairs, preventative maintenance, work orders, and turnovers while working independently within a supportive property team.

The role requires 2+ years of maintenance experience, knowledge of HVAC, plumbing, electrical systems, and strong troubleshooting.

Qualifications

• 2+ years of maintenance experience required.
• Knowledge of HVAC, plumbing, electrical, and general maintenance.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and manage priorities.
• Strong communication and resident service skills.
• Ability to use maintenance tools, diagnostic equipment, and mobile work-order systems.
• High school diploma or equivalent preferred.
• Trade training or maintenance-related certifications preferred.

Responsibilities

• Diagnose and complete routine and moderately complex repairs (HVAC, plumbing, electrical, appliances).
• Complete and document resident work orders accurately and on time.
• Perform preventative maintenance and scheduled property inspections.
• Maintain buildings, common areas, grounds, and other spaces.
• Complete apartment turnovers with a goal of 10 days or less.
• Participate in scheduled on-call and emergency maintenance coverage.
• Assist with vendors and contractors as needed.
• Support less experienced team members when appropriate.
• Follow CHP safety procedures, OSHA requirements, and applicable regulations.
