Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor for Windsor Place at Chestnut Hills in Columbus, OH. You will lead the on-site maintenance team, supervise daily tasks, and ensure high-quality service for residents.

You will spend ~75% of time in the field performing hands-on maintenance and coordinating with the Property Manager. A competitive wage, quarterly bonus, renewal commissions and on-call pay are included.

Qualifications

• Supervisory experience preferred and demonstrated ability to lead a maintenance team.
• Must have EPA Type I/II certification.
• CPO certification required or obtainable within 6 months for properties with a pool.
• Ability to manage multiple work orders and vendor contracts.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation and development.
• Prioritize, assign and ensure quality control of work orders.
• Supervise high-level, technical work orders (HVAC, electrical, plumbing, carpentry).
• Obtain vendor proposals and negotiate pricing; schedule vendor work.
• Manage unit turnover and make-readies for new residents.
• Implement and manage preventative maintenance to maintain curb appeal and property integrity.
• Assist in developing and managing the maintenance budget; control parts inventory.
• Coordinate construction and rehab projects with Facilities team as needed.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties and other duties as directed.
