Job summary

Coastal Ridge Real Estate is seeking a Maintenance Supervisor to oversee the Midtown at WKU property in Bowling Green, KY. You’ll lead the maintenance team, ensure high-quality service for residents, manage work orders, and collaborate with the Property Manager to uphold Coastal culture.

The role is full-time, with 75% field work, plus a competitive wage, quarterly bonus, renewal commissions, and on-call pay.

Qualifications

• 2+ years’ experience in student housing or conventional multi-family apartment maintenance.
• Supervisory experience strongly preferred.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months of employment.

Responsibilities

• Oversee and lead the maintenance team, including training, motivation, and development of team members to ensure daily tasks and larger goals are achieved.
• Prioritize, assign, and provide quality control of work orders performed by maintenance team members.
• Supervise and/or perform high-level, technically proficient work orders (HVAC, electrical, plumbing, carpentry).
• Obtain contracts and proposals from vendors and negotiate for best pricing; schedule vendor work.
• Manage and execute turnover of units and make-readies for new residents.
• Execute preventative maintenance plan to maintain curb appeal and physical integrity of the property.
• Assist in maintenance budget development, inventory control and cost management.
• Coordinate construction and rehabilitation projects with Facilities team including planning, bidding, inspections and scheduling.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Other duties as assigned.

Education

High school degree or equivalent

Bachelor’s degree preferred

Previous supervisory experience

EPA Certification (Type I and II)

CPO (Certified Pool Operator) certification
