Job summary

Coastal Ridge Real Estate in Dayton, OH, is seeking a Maintenance Supervisor to oversee the property's maintenance team, spending about 75% of time in the field, and partnering with the Property Manager to deliver exceptional service while maintaining curb appeal.

You will manage work orders, supervise HVAC, electrical, plumbing and carpentry tasks, handle vendor bids, unit turnovers, and contribute to the maintenance budget.

Qualifications

• High school diploma or equivalent required.
• Bachelor’s degree preferred.
• At least 2 years’ experience in a student housing or conventional multi-family maintenance field.
• EPA Certification (Type I and II) required.
• CPO (Certified Pool Operator) certification required or ability to obtain at properties with a pool within the first 6 months of employment.
• Must be able to lift up to 50 lbs and traverse job sites.

Responsibilities

• Oversee and lead the maintenance team with training, motivation, and development of team members.
• Prioritize, assign, and quality-control work orders; monitor daily completion.
• Supervise high-level technical work including HVAC, electrical, plumbing, and carpentry.
• Obtain vendor proposals and negotiate for best pricing; schedule vendor work.
• Manage unit turnovers and make-readies for new residents.
• Execute preventative maintenance to preserve curb appeal and property integrity.
• Assist in maintenance budget development and inventory control.
• Coordinate construction/rehabilitation projects with facilities team.
• Maintain organized work areas and participate in on-call duties.
