Coastal Ridge Real Estate seeks a Maintenance Supervisor for Sugar Run at New Albany, a luxury apartment community. You will oversee the maintenance team, lead training, and ensure high-quality work across HVAC, electrical, plumbing, and carpentry.

This full-time role reports to the Property Manager, with about 75% field work and requires EPA Type I & II, and CPO certification or ability to obtain within 6 months. Competitive wage, quarterly bonus, renewal commissions, and on-call pay offered.

Qualifications

• High school diploma or equivalent; bachelor’s degree preferred.
• At least 2 years’ experience in student housing/conventional multi-family maintenance.
• EPA Certification (Type I and II) required.
• CPO certification required or ability to obtain within 6 months where pool exists.
• Must live within 30 miles of the property and have reliable transportation.

Responsabilités

• Oversee and lead the maintenance team with training, motivation, and development.
• Prioritize, assign, and quality-control work orders assigned to maintenance staff.
• Supervise high-level, technical work orders across HVAC, electrical, plumbing, carpentry.
• Obtain contracts and proposals from vendors and negotiate best pricing; oversee vendor work.
• Manage turnover of units and make-readies for new residents.
• Execute preventative maintenance to preserve curb appeal and structural integrity.
• Assist in development and management of the maintenance budget and inventory control.
• Coordinate construction and rehab projects with planning, vendor engagement, and inspections.
• Maintain organization and cleanliness of work areas and shops.
• Participate in on-call emergency duties.
• Other duties as assigned.
