Job summary

Onni Properties, LLC is seeking a skilled Facilities Supervisor in California to lead a maintenance team responsible for installing, troubleshooting, repairing, and maintaining facility equipment in line with safety and preventive maintenance programs.

The role emphasizes directing work orders, coordinating with vendors across HVAC, electrical, plumbing, carpentry, and more, and ensuring timely, professional responses to tenant needs.

Qualifications

• Minimum 2–4 years of facilities management experience.
• High school diploma or GED; craft apprenticeship or equivalent is a plus.
• Experience organizing, planning, and leading a team of facilities technicians.
• Working knowledge of mechanical, electrical, plumbing, and fire life safety.

Responsibilities

• Monitor and assign incoming work orders and preventative maintenance tasks.
• Coordinate with facilities team and vendors to identify problems and repairs in HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, and appliances.
• Ensure work orders are responded to promptly and professionally.
• Provide excellent customer service to prospective and current tenants.
• Inspect buildings and grounds to proactively identify deficiencies and required repairs.
• Assist with scheduling and communicating with vendors and contractors.
• Assist with obtaining bids from outside contractors and oversee contractor work for completeness.
• Assist with purchasing maintenance supplies for the property within budget.
• Communicate with management regarding the overall maintenance function.
