Job summary

Pritchard Industries LLC is seeking a Project Manager to oversee vendor management and MEP operations for two NYC facilities totaling over 100,000 sq ft each. You will be the on-site lead coordinating subcontractors, regulatory compliance, and cost controls to ensure 24/7 readiness.

Responsibilities include emergency response within 1 hour for off-hours, annual cost-avoidance planning, IAQ programs, safety training, and reporting to ACS and other oversight agencies.

Qualifications

• At least 5 years of experience providing vendor/facilities management for large properties (≥100,000 sq ft).
• Strong technical background in MEP, elevators, fire alarm/suppression, and facility management software.

Responsibilities

• Supervise, inspect, and coordinate performance of all subcontracted vendors on the properties.
• Ensure vendor work complies with NYC/NY state laws and environmental standards.
• Direct competitive procurement: obtain at least 3 written estimates for purchases > $15,000 and market research for $5,000–$15,000.
• Coordinate with other city-engaged contractors to prevent work interference.
• Manage on-site/off-site building engineering services for MEP, elevator, generator, HVAC, lighting, and fire/safety systems during business hours.
• Dispatch emergency response staff on-site within 1 hour for off-hours failures.
• Conduct annual Property Analysis and ACS-approved Cost Avoidance & Preventative Maintenance Program.
• Oversee water treatment, sanitation, and boiler water chemistry per OSHA MSDS guidelines.
• Implement IAQ program with annual reporting and inspections; rapid testing within 24 hours when issues suspected.
• Review and update Emergency Action Plans and evacuation procedures with ACS/site staff.
• Ensure compliance with FDNY/DOB regulations; support drills and safety training.
• Maintain daily logs, inventory, warranties, and a maintenance library.
• Prepare reports for oversight bodies and submit payroll-related documentation to ACS.
