Job summary

JLL is seeking an Operations Supervisor to oversee multi-building maintenance operations in Brisbane, CA. You will manage CMMS workflows, vendor performance, and client contracts while guiding a team to deliver reliable services on schedule.

The role emphasizes budget oversight, KPI tracking, and audit readiness, with a focus on cost efficiency and continuous improvement across facilities. Onsite schedule is Monday–Friday, 7:00 AM–4:00 PM.

Qualifications

• Experience in pharmaceutical, service provider, or property care environments managing multi-building maintenance operations.
• Strong contract performance management skills with proven ability to manage vendor relationships and SLAs.
• Demonstrated people management abilities including coaching and leadership in fostering continuous improvement.
• Available 24/7 to respond to building emergencies or contractor work performed after hours.

Responsibilities

• Ensure client satisfaction across all organizational levels by demonstrating leadership, responsiveness, and problem-solving in facilities management operations
• Assist the Facility Manager with maintenance budget development and KPI metrics tracking, obtain quotes for new services and multi-year contractor agreements, and report monthly budget forecasts versus actuals
• Manage contract performance for recurrent service vendors, conduct building inspections and monthly walks with vendors to verify scope fulfillment, ensure work meets SOPs, codes, and regulations
• Oversee people management including coaching, safety culture, continuous improvement initiatives, and leading incident investigations
• Track maintenance records for satellite sites, coordinate staff with service providers, and ensure audit readiness and compliance
• Manage cost development for labor, supplies, and contracted services to meet budget targets through procurement planning and efficiency
• Collaborate with teams to develop programs that reduce operating costs and increase productivity
