Qualifications

• High School Diploma or GED; 2-3 years building maintenance experience or equivalent.
• Able to lift up to 50 pounds regularly and up to 100 pounds occasionally; indoor/outdoor work.
• EPA certification preferred; strong communication with tenants and property manager.

Responsibilities

• Communicates and follows up with the Property Manager about maintenance concerns and the status of work orders.
• Maintains interior and exterior condition and preservation of the property, including cleaning common areas and salting icy areas.
• Assists Project Manager in contracting vendors and taking bids for special projects.
• Paints, cleans, and repairs vacant units in a timely and impeccable manner.
• Uses a range of tools from hand to power tools and electrical testing devices to diagnose and repair systems.
• Performs routine preventive maintenance to ensure building systems operate efficiently.
• Diagnoses mechanical problems and consults blueprints and manuals for fixes.
• Ensures maintenance parts and supplies are stocked and available.
• Assembles, installs, and repairs wiring, plumbing, machinery, and equipment.
• Maintains professional conduct and attendance; focuses on tenant needs and safety.
