Job summary

Greystar seeks a skilled Maintenance Technician to oversee and perform technical and mechanical work across the community to meet Greystar standards for cleanliness, safety, and overall functionality. The role requires diagnosing defects, completing work orders, and coordinating with vendors to keep the property in top condition.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Must provide own hand tools unless prohibited by State law and be skilled in the safe use of hand tools, power tools, and measuring devices.
• Ability to read, write, and communicate effectively; customer service skills.
• Proficiency in internet, word processing, spreadsheets, and database management; property management system experience preferred.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Respond to resident service requests and perform routine maintenance per policy and safety standards.
• Manage the make-ready process for vacant units, including pre-move-out inspections, punch lists, scheduling vendors, and inspections of completed work.
• Develop standards for cleanliness and appearance of grounds, amenities, buildings, and common areas to reflect high Greystar quality.
• Periodically inspect work by staff and contractors to ensure quality and compliance with policies.
• Maintain inventory of spare parts and coordinate orders with the Community Manager within budget guidelines.
• Complete monthly preventative maintenance procedures per Policy and Procedure Manual.
• Assist Community Manager in budgeting for regular repairs and capital projects.
• Support cost-cutting by repairing rather than replacing parts where feasible.
• Conduct Greystar safety meetings and stay current on OSHA and safety laws.
• Demonstrate customer service by addressing resident questions and concerns efficiently.

Education

High school diploma, GED, or related experience and training

Tools

EPA Type I/II or Universal

State/Local certifications

Valid driver’s license to operate golf cart
