Job summary

Greystar is seeking a Maintenance Technician to service and maintain apartment communities in San Jose. The role requires handling work orders, performing routine upkeep, and ensuring safety and cleanliness across grounds and buildings.

Responsibilities include prepping vacant units, coordinating with vendors, and maintaining tools and inventory. Must have 1–2 years in property maintenance, own tools, and strong customer service skills; EPA certifications are a plus.

Qualifications

• High school diploma or GED required.
• 1-2 years property maintenance experience.
• Own hand tools unless prohibited by state law.
• Ability to read/write and communicate effectively.
• Proficiency in customer service and interpersonal communication.
• Property management system experience preferred.
• Mathematical skills for basic calculations.

Responsibilities

• Assists and completes work orders from resident requests and performs routine maintenance.
• Oversees the make-ready process to prepare vacant units for leasing and move-ins.
• Sets standards for cleanliness and appearance of the grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Inspects work by other staff to ensure policy compliance and quality.
• Inspects contractors/vendors to verify quality and scope of work.
• Maintains inventory of spare parts and coordinates with the Community Manager on supplies.
• Performs monthly preventive maintenance per policy procedures.
• Assists in budgeting for repairs and capital projects.
• Supports cost-control by repairing rather than replacing when feasible.
• Conducts safety meetings, maintains MSDS, and stays compliant with OSHA rules.
• Demonstrates strong customer service by addressing resident questions and complaints.
