Capital Square Living is seeking a Service Manager to oversee maintenance, fix issues, and ensure community standards for cleanliness, safety, and operations. You will manage work orders, coordinate make-ready tasks, and supervise staff and vendors to uphold CS Living’s quality.

Strong customer service and problem-solving skills are essential. The role requires a High School diploma or GED, basic tools, and the ability to read and communicate effectively.

Qualifications

• High School diploma or GED required.
• Must provide own hand tools unless prohibited by state law.
• Ability to diagnose and repair issues per policy and safety standards.
• Strong customer service and interpersonal communication skills.
• Able to read, write and communicate effectively for operations support.
• Comfort with basic math for financial, admin tasks.

Responsibilities

• Assist and complete work orders from resident requests and routine community upkeep.
• Oversee and complete make-ready process for vacant units and move-ins.
• Set standards for cleanliness and appearance of grounds, exteriors, units, and common areas.
• Periodically inspect work by staff to ensure policy compliance and quality.
• Supervise contractors and vendors for quality, scope, and timelines.
• Maintain inventory of spare parts and maintenance materials within budget.
• Perform monthly preventative maintenance tasks as per manual.
• Contribute to cost-cutting by repairing rather than replacing when feasible.
• Provide respectful customer service and address resident questions with urgency.
