Job summary

Capital Square Living is seeking a Service Manager to oversee maintenance across our communities. You will diagnose issues, complete work orders, and ensure buildings, grounds, and common areas meet CS Living standards for safety and appearance.

You will lead a team, coordinate contractors, and maintain inventory while delivering excellent resident service and cost-conscious operations.

Qualifications

• High School diploma, GED, or related experience and/or training.
• Must provide own hand tools; safe use of hand & power tools.
• Ability to apply logical thinking to define and correct problems.
• Proficient in customer service and interpersonal communication.
• Ability to read/write/communicate to represent management.
• Proficient with internet, word processing, spreadsheets, and databases.
• Operate basic office machines (copiers, faxes, etc.).
• Strong mathematical skills for financial, administrative and legal documents.

Responsibilities

• Process and complete work orders from resident requests and routine upkeep.
• Manage make-ready process for vacant units; coordinate vendors as needed.
• Set standards for cleanliness and appearance of grounds, exteriors, and common areas.
• Periodically inspect work by team members; implement corrective actions.
• Oversee contractors and vendors to ensure quality and specs.
• Maintain inventory of spare parts and tools; work with manager on orders.
• Perform monthly preventative maintenance as per policy.
• Support cost-control by repairing rather than replacing when feasible.
• Demonstrate strong customer service by addressing resident questions and concerns.
