Job summary

Capital Square Living is seeking a Service Manager to oversee maintenance across the community, ensuring buildings, grounds, amenities, and common areas meet CS Living standards for cleanliness, safety, and functionality.

You will manage work orders, handle make-ready inspections for vacant units, supervise contractors, maintain parts inventory, and perform preventive maintenance while delivering responsive service to residents.

Qualifications

• High School diploma, GED, or related experience and/or training.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively for company support and inquiries.
• Proficiency with internet, word processing, spreadsheets, and databases to maintain records.
• Ability to operate basic office machines.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing.
• Oversees and completes make-ready process to prepare vacant units for leasing and move-ins.
• Sets and maintains cleanliness/appearance standards for grounds, exteriors, common areas, and interiors.
• Inspects work of team members and contractors to ensure quality and compliance.
• Maintains inventory and coordinates supplies with the Community Manager to stay within budget.
• Performs monthly preventative maintenance procedures.
• Supports cost-cutting by repairing rather than replacing where feasible.
• Provides courteous customer service to residents and staff.
