Job summary

Capital Square Living is seeking an Assistant Service Manager to oversee and perform technical and mechanical work ensuring the community meets CS Living’s standards for cleanliness, safety, and functionality. You will assist in delegating service orders and perform hands-on repairs across the property.

The role includes coordinating make-ready processes for vacant units, maintaining grounds and amenities, and conducting routine inspections to identify safety concerns while working within budget

Qualifications

• High School diploma or GED required.
• Must be skilled in safe use and maintenance of hand tools, power tools, and basic equipment.
• Demonstrated ability to apply logical thinking to identify and fix problems.
• Strong customer service and interpersonal communication skills.
• Proficient in basic computer programs to maintain records and support management.
• Ability to operate basic office machines and handle routine paperwork.

Responsibilities

• Assist Service Manager by delegating and completing work orders from resident requests and routine maintenance.
• Oversee and complete the make-ready process for vacant units and coordinate vendors as needed.
• Maintain grounds, common areas and amenities, including cleaning and minor repairs.
• Assist with pressure-washing walkways, pool areas, and painting curbs/signage as required.
• Conduct routine property inspections to identify safety or risk concerns.
• Monitor contractor work for quality, scope, and adherence to standards.
• Maintain inventory of spare parts and maintenance supplies and assist with budget adherence.
