Job summary

Simon Property Group is seeking a facilities/maintenance professional to develop and implement long-range capital plans for a premier mall asset. You will ensure safety systems are compliant, perform daily property inspections, and manage operating expenses in collaboration with the Operations Director.

You will oversee preventive maintenance, coordinate with contractors, and support tenants during construction while maintaining strong relationships with local authorities and security teams.

Qualifications

• Bachelor’s degree in related field.
• Minimum three years of experience in facility/maintenance operations.
• Ability to read and understand blue prints, CAD drawings and other schematics.
• Ability to communicate effectively both orally and in writing.
• Proficient in the use of computers and programs such as Microsoft Office.
• Ability to lift and carry up to 50 pounds.

Responsibilities

• Assists with the development of a 5-year capital plan to maintain and enhance property assets and execute projected capital plans.
• Ensures safety systems are up to code, maintained and inspected.
• Conducts daily walks of the property to ensure assets are in optimal condition.
• Responds quickly to operational issues uncovered in inspections.
• Assists in procurement and application of goods/services within CAM and Capital Expenditure budgets.
• Partners with Operations Director to manage Property Operating expenses within/below budget.
• Manage negative financial variances to minimize losses within operating budget.
• Develops scope of work, RFPs, evaluates bids, drafts service agreements, and oversees contracted work to project close-out.
• Monitors contracted cleaning services with rigorous oversight.
• Oversees preventive/predictive maintenance, repairs, and construction for safe operations.
• Reads/interprets engineering drawings and schematics.
• Maintains records for Preventative Maintenance and related logs.
• Maintains safe environment and trains for programs like OSHA, ADA, EPA.
• Works with security/local officials on fire safety and disaster preparedness.
• Performs condition assessments for long-range capital plans and budgets.
• Oversees capital work contractors and communicates with tenants under construction.
• Ensures construction activities comply with approved plans and mall criteria.
• Develops staff and provides performance feedback.
