Job summary

Golden Dog Title is seeking an Escrow Closer to coordinate all facets of the escrow process for residential transactions in Franklin, TN. You will prepare disclosures, read title commitments, and ensure compliance with state regulations.

The role requires at least 1 year of escrow experience and a Notary Public. Knowledge of SoftPro is a plus, with opportunities to grow within Dream Finders Homes’ family of companies.

Qualifications

• Minimum of 1 year of escrow experience.
• Notary Public is required.
• Knowledge of SoftPro is a plus.

Responsibilities

• Coordinate the escrow process for routine residential transactions.
• Prepare and submit closing disclosures accurately.
• Read and interpret title commitments.
• Resolve title issues (e.g., corrective deeds, liens, abstracts).
• Follow state laws and company policies in processing transactions.
• Coordinate closings between all parties.
• Respond promptly to calls, voicemails, and emails.
• Maintain cordial relationships with realtors, lenders, builders, buyers and sellers.
• Adhere to company policies and guidelines.

Job description

An Escrow Closer will be responsible for coordinating all facets of the escrow process, ensuring compliance with state regulations and company policies, while serving our parent company Dream Finders Homes, Inc.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Ability to complete routine residential resale, refinance or builder escrow transactions, including document preparation and the accurate preparation and submission of the closing disclosure.
• Ability to read and understand title commitments.
• Ability to resolve title issues (e.g., corrective deeds, vesting, federal tax liens, abstracts of judgment, bankruptcies, mineral rights, boundary disputes and encroachments).
• Understands real estate regulations and guidelines.
• Follows company standards and practices when processing transactions, as well as applicable state laws and guidelines.
• Coordinates the closing between all parties to the escrow.
• Returns all calls, voicemails, and e-mails in a timely manner.
• Performs other duties as assigned.
• Maintains cordial relationship with realtors, lenders, builders, buyers and sellers to promote/solicit business.
• Adheres to company policies and guidelines.

EXPERIENCE, SKILLS, KNOWLEDGE:

• Minimum of 1 years of escrow experience required.
• Knowledge of SoftPro a plus
• Notary Public
• High School diploma is required.
