Job summary

AlphaX RE Capital in Cupertino, CA is seeking an experienced Escrow & Closing Coordinator to manage transactions from contract to close. You will coordinate with escrow officers, title companies, lenders, buyer agents, and internal teams to keep deals on track and compliant.

This role requires 3+ years in real estate transaction coordination or related fields, strong attention to detail, excellent communication, and the ability to manage multiple active transactions.

Qualifications

• 3+ years in real estate transaction coordination or related fields.
• Strong understanding of escrow process, title, lender milestones, contingencies, and closing statements.
• Experience with national or regional homebuilders, new construction sales, or builder-side escrow/closing ops is preferred.

Responsibilities

• Manage active transactions from contract execution through close of escrow.
• Coordinate with escrow officers, title companies, lenders, buyer agents, and internal teams.
• Track escrow opening, deposits, loan milestones, appraisal, contingencies, document deadlines, signing, funding, and recording.
• Monitor closing timelines and identify potential delays.
• Maintain transaction status trackers, closing checklists, and internal reports.
• Serve as primary contact for under-contract buyers and buyer agents regarding escrow, timelines, documents, and next steps.
• Coordinate buyer questions internally and ensure accurate, approved responses.
• Provide regular closing status updates to Sales, Management, Accounting, and Construction.
• Escalate buyer concerns, delay issues, credit requests, legal questions, or disputes to the appropriate internal owner.
• Ensure contract files are complete, accurate, and organized.
• Coordinate signatures for amendments, addenda, disclosures, contingency removals, and closing-related documents.
• Review closing information for consistency with the purchase agreement, including price, credits, incentives, deposits, and closing date.
• Support compliance with company procedures and transaction documentation requirements.
• Coordinate final walkthrough timing and closing handoff items; track final walkthrough status.
