Job summary

Hines is seeking a Community Manager for an on-site role in Minneapolis, MN. You will lead daily operations of a residential property, manage the team, and drive financial and operational performance in line with company standards.

The role focuses on rent collection, budget adherence, vendor management, and resident relations, with a strong emphasis on safety and service quality. On-site work five days a week is required.

Qualifications

• High school diploma or equivalent from an accredited institution is required; college degree is a plus
• Two or more years of experience as a residential community/property manager required
• Experience with property management software preferred; Entrata experience a plus
• Proficiency in Microsoft Office and property management software in order to complete required reports
• Strong customer service orientation
• Excellent verbal and written communication skills
• Work indoors approximately 95% of the time and outdoors 5% of the time
• On occasion, perform physical inspections of the property which may include climbing stairs or accessing restrictive openings
• Ability to lift up to 25lbs
• Be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters
• Transfer properties and work overtime as business needs deem appropriate
• Ability to work a flexible schedule including weekends and holidays
• This position is fully on-site and requires working from the assigned property five days per week
• Compensation: $78,000 - $88,000

Responsibilities

• Provides leadership and support to team members, ensuring each role has the tools and resources to meet and/or exceed their expectations
• Promotes a collaborative, team work mindset
• Develops budgets for the property by analyzing financial statements and reviewing marketing information
• Monitors rents and collects payments; prepares monthly financial status reports
• Approves invoices from vendors and ensures insurance certificates are valid
• Controls expenditures and manages cash balances within the budget
• Oversees lease enforcement, including applicant screening, renewals, inspections, notices, evictions, and late fees
• Promotes resident satisfaction by addressing complaints and service requests promptly
• Ensures maintenance teams meet Hines’ standards for safety and appearance
• Conducts property inspections to uphold safety, cleanliness and appeal
• Coordinates client/owner relationships and provides property performance updates
