Job summary

Colonial Group in Kissimmee, FL seeks a Leasing Specialist to drive occupancy and resident satisfaction in a multifamily community. You will show and lease apartments, qualify leads, process applications, run background and credit checks, and prepare lease documents.

You will coordinate marketing efforts, manage referrals, and stay current on market conditions while supporting the Property Manager to ensure a positive living experience and strong financial performance.

Qualifications

• High School Diploma or equivalent.
• 1+ year leasing, sales, or customer service; property management experience preferred.
• Proficient with Microsoft Office; property management software experience required.
• Experience with social media (Facebook/Instagram) is a plus.
• Excellent organizational and communication skills in a fast-paced environment.
• Customer-service oriented with ability to interact professionally with residents and vendors.

Responsibilities

• Greet prospective residents, conduct property tours, and showcase available apartments and amenities.
• Qualify leads, process rental applications, run background and credit checks, and prepare lease documents.
• Ensure units are move-in ready by inspecting them and coordinating with maintenance.
• Execute lease agreements and move-in packages for a smooth onboarding process.
• Design and implement marketing plans to generate traffic and maintain occupancy.
• Promote the community via digital platforms and email campaigns.
• Coordinate referrals, employer outreach, and local networking efforts.
• Maintain knowledge of market conditions, competing properties, and rental rates.
• Support retention with excellent customer service and timely responses.
• Conduct follow-up with prospects and new residents to ensure satisfaction.
• Assist with lease renewals and renewal documentation.
• Maintain accurate records using property management software.
• Keep guest cards updated and follow up on all leads.
• Assist with rent collection and delinquent accounts.
