NHE, Inc. is seeking a Community Manager for Shell Pointe Apartments in Beaufort, SC. The role oversees fiscal accountability, marketing, regulatory compliance, and onsite staff across LIHTC/Section 8 properties.

Responsibilities include move-ins/out, re-certifications, and interims, plus maintaining compliance with HUD, LIHTC and Fair Housing requirements. Strong leadership and scheduling skills are essential in a dynamic affordable housing environment.

Qualifications

• Bachelor’s degree or two years of successful working experience in the apartment management industry, including customer service and leasing/marketing preferred.
• SC Property Manager’s License or PMIC License is required.
• Affordable/Tax Credit (LIHTC) management experience is preferred.
• Knowledge of apartment management laws and regulations at federal, state, and local levels.
• Must have a valid driver’s license or means of transportation.

Responsibilities

• Perform move-ins/outs, re-certifications and interim filings per HUD and NHE guidelines.
• Monitor regulatory compliance for LIHTC/Section 42, HUD programs and HOME/HTF as applicable.
• Oversee Fair Housing compliance and program-specific regulations.
• Supervise staff, provide training, and evaluate performance.
• Coordinate with owner/agent and regulators, and manage property operations.
• Oversee onboarding, schedules, and performance of onsite personnel.
