Avenue5 Residential in Eugene, Oregon is seeking an Assistant Property Manager to support the property manager in daily operations, leasing, and resident relations. The role focuses on ensuring resident satisfaction, retention, and accurate reporting across financial and lease processes.

You will handle rent collection, lease administration, and move-ins/move-outs while coordinating with maintenance and staff to uphold safety and cleanliness standards.

Qualifications

• High school diploma required; bachelor's degree preferred.
• Experience in property management (2-3 years) required.
• Knowledge of resident rental lifecycle activities preferred.
• Real estate license preferred in some locations.
• Prior experience with Yardi Voyager or equivalent system preferred.

Responsibilities

• Assist the property manager in day-to-day property operations, resident satisfaction, retention, and full lifecycle activities.
• Maintain accounts receivable including rent collection, posting, deposits, and rent roll accuracy.
• Complete daily, weekly, and monthly financial and leasing reports.
• Audit records for lease expirations, delinquencies, and unlawful detainers.
• Process evictions and attend court hearings as needed.
• Lease apartments and assist with move-ins/move-outs/renewals.
• Ensure safety and cleanliness; alert maintenance to repairs.
• Assist with training staff on leasing, traffic entry, marketing, and office operations.
• Prepare routine correspondence, rental notices, and memoranda.
• Assist resident relations and problem resolution; step in during manager’s absence.
