Blue Castle Agency in Ankeny, IA is seeking a Community Manager to lead a large manufactured housing community of 400+ homesites. You will supervise administrative and maintenance staff, coordinate with sales and leasing, and drive NOI, occupancy, and collections targets.

You will ensure the community remains show-ready, manage vendor relations, and maintain compliant housing practices. This role offers a base salary with performance bonuses and comprehensive benefits.

Qualifications

• 3-5+ years of experience in manufactured housing community management and operational leadership.
• Experience managing a large community or multi-department on-site team.
• Comfortable reading and acting on NOI, occupancy, and collections numbers.
• Working knowledge of Fair Housing standards and state landlord-tenant law.
• Strong vendor management and follow-through on maintenance and capital projects.
• Genuine resident-service mindset and proactive problem-solving.

Responsibilities

• Lead a team of on-site direct reports across a large, 400+ site community — coaching, one-on-ones, and performance management.
• Directly manage administrative and maintenance staff, in close dotted-line collaboration with sales and leasing.
• Hit monthly and quarterly targets for net operating income, occupancy, and collections.
• Own the community's contribution to full occupancy — keep homes and grounds ready to show and route prospects correctly.
• Track and protect a positive NOI, monitor vendor and staff spending.
• Keep rent billed accurately and collected on time, handle notices and payment agreements as needed.
• Maintain curb appeal across the community by managing grounds vendors.
• Flag capital project needs and coordinate vendor logistics for capital work.
• Build a resident experience worth renewing — resolve tickets and close work orders quickly.
• Stay compliant with federal and state housing regulations, including Fair Housing standards.

OVERVIEW

This is an operational leadership role at a large manufactured housing community — 400+ homesites. You'll directly manage the administrative and maintenance teams on-site, working in close, dotted‑line collaboration with a separate sales and leasing team.

WHAT YOU'LL DO

• Lead a team of on-site direct reports across a large, 400+ site community — coaching, one-on-ones, and performance management
• Directly manage your administrative and maintenance staff, in close dotted-line collaboration with the sales and leasing team
• Hit monthly and quarterly targets for net operating income, occupancy, and collections
• Own your community's contribution to full occupancy — keep homes and grounds ready to show and route every prospect to the right next step
• Track and protect a positive NOI, managing vendor and staff spending closely
• Keep rent billed accurately and collected on time, executing legal notices and payment agreements when needed
• Keep curb appeal sharp across the community — manage grounds vendors and hit mystery shop standards
• Flag capital project needs and property risks to your Regional VP and coordinate vendor logistics for capital work
• Build a resident experience worth renewing — resolve tickets, keep ledgers accurate, and close out work orders within 48 hours
• Stay compliant with federal and state housing regulations, including Fair Housing standards
