- Own real estate portfolio strategy across New York, San Francisco, and Seattle
- Project space needs against headcount growth and build financial models for footprint decisions
- Provide executive team recommendations on real estate strategy
- Manage commercial lease lifecycle, including market analysis, site selection, RFPs, letters of intent, negotiation, lease review, approvals, and signing
- Manage brokers and landlord relationships
- Own sublease strategy and sub-tenant relationships
- Lead new construction, expansions, renovations, reconfigurations, and decommissions
- Source and manage contractors, architects, and project managers
- Deliver capital projects on time, on budget, and with minimal business disruption
- Own workplace strategy and employee office experience, including food and beverage, amenities, guest and visitor services, and front-of-house
- Operate facilities across three sites, including building services, preventive and reactive maintenance, office services, and space and seating planning
- Establish standards, playbooks, and service levels for scalable facilities operations
- Own operating and capital budgets
- Define and track metrics including occupancy, utilization, cost per seat, sublease recovery, project delivery, vendor performance, and employee office sentiment
- Lead and develop the in-house facilities team
Requirements
- 12+ years in corporate real estate, workplace operations, or facilities leadership
- Multi-site responsibility
- At least 3 years managing people
- Personally negotiated commercial office leases
- Experience running a buildout program
- Experience managing sub-tenants
- Fluency in real estate financial analysis, including lease accounting principles
- Experience sourcing and managing building contractors
- Experience evaluating contractor work and holding contractors accountable
- Track record of developing, owning, and driving a workplace strategy
- Experience leading a decentralized team across multiple offices
- Exceptional executive-level collaboration
- Ability to thrive in an AI-forward, high-velocity, high-agency environment
- Authorization to work in the United States for any employer
