Four Seasons Dominican Republic at Tropicalia is hiring a Director of Residences to lead the residential operations pre-opening and ongoing management. You will govern assets, financials, HOA relations, and owner engagement while ensuring world-class service aligned with Four Seasons standards.

Applicants bring pre-opening experience, strong leadership in hospitality or real estate, and fluency in English and Spanish.

Qualifications

• Pre-opening experience and stakeholder management are essential.
• Excellent presentation and interpersonal skills required.
• College degree in business or hospitality management or equivalent experience.
• Degree in Business, Finance, or Real Estate Management is preferred.
• 5–10 years in property management, residential operations, or hotel management.
• Ability to read, write, and speak English and Spanish.

Responsibilities

• Lead pre-opening activities and strategic residential operations.
• Oversee HOA governance, budgeting, and financial reporting with the GM.
• Ensure Four Seasons standards in Housekeeping and Engineering.
• Develop and implement annual residential marketing plans.
• Manage relationships with developers, hotel teams, and homeowners.
• Lead the residential team and uphold safety and compliance.

About the location:

Four Seasons Resort and Residences Dominican Republic at Tropicalia will feature 95 keys and 25 branded residential homes, 8 distinct F&B outlets, all thoughtfully designed to reflect a contemporary interpretation of the Dominican Republic’s natural beauty. Wellness will be a defining pillar of the property, delivering a holistic experience that harmonizes with the natural environment while enhancing overall wellbeing through the restorative power of nature. The sustainable luxury destination is located on a 60-acre (24 hectare) site along the pristine beachfront of Playa Esmeralda in northeastern Dominican Republic, along the southern shores of Samaná Bay. A site of breathtaking natural beauty, Tropicalia is home to a diverse ecosystem of white-sand beaches; crystalline, aquamarine water and coral reefs; mountains, forests, mangroves, lagoons and rivers; a working coconut plantation; and an organic farm.

ABOUT THE ROLE

The Director of Residences provides strategic leadership for all aspects of the residential operation at Four Seasons Dominican Republic at Tropicalia. Serving as the primary liaison between homeowners, governing bodies, the Resort, and the Developer, this role oversees property, financial, asset, and HOA management while ensuring exceptional service delivery and strong owner engagement in alignment with governing agreements.

Target start date for this role is July/August of 2026.

WHAT YOU WILL DO

• Be a part of the pre-opening team.

• Identify and develop strategies to enhance the residential value proposition (in line with Four Seasons Policies & Procedures).

• Accountable for ensuring the attainment of the residential goals and objectives (including financial and capital reserve plans).

• Accountable for continuous improvement in overall operations with an emphasis on increasing owner satisfaction, and revenue and reducing costs with the approval of the GM.

• Master the syndicate allocation methods, budget process and financial reporting obligations (with the assistance of the Director of Finance).

• Manage operational challenges & opportunities.

• Conduct meetings with the Board of Directors with respect to By-Law requirements.

• Lead HOA budgeting and annual meetings and manage HOA Board Meetings (Maintain the books and minutes of the HOA and ensure they are kept updated as per the Property Documents).

• Maintain appropriate relationships with the developer, hotel, and residential owners.

• Attend and participate in all Executive Committee meetings and events.

• Responsible for the performance and development of the entire Residential team

• Ensure the facility is well maintained to Four Seasons standards with respect to Housekeeping and Engineering.

• Actively participate in all appropriate operations committees and preventative maintenance programs/initiatives.

• Be accountable in the event of any residential emergency or safety situation and comply with all local codes and ordinances with a focus on resident and employee safety.

• Represent the interests of the Residences and of its personnel in a fair, impartial, and equitable manner.

• Develop and implement the Annual Residential Marketing Plan.

WHAT YOU BRING
