Job summary

Alterra Property Group seeks a Director of IOS Development to lead its industrial development and construction programs across a multi-project portfolio. You will set strategy, own outcomes, and mentor Development Managers and project teams, reporting to the VP of Development and Construction.

You will collaborate with Acquisitions and Legal Teams, engage with capital partners, and travel roughly 3–5 days per month with occasional overnights as workload and geography demand.

Qualifications

• 10+ years in real estate development and construction/project management.
• Strong leadership, mentoring, and communication skills for senior teams.
• Experience presenting to senior leadership and external partners.

Responsibilities

• Direct and oversee site due diligence across multiple projects leading up to land acquisition.
• Build and maintain a robust national network of design and construction professionals.
• Ensure timely obtainment of all required project permitting and approvals across the portfolio.
• Provide senior-level review of drawings, specifications, and other project documents; ensure full familiarization across the team.
• Source, vet, and manage CM/GC firms as well as trades/subcontractors; oversee bidding processes.
• Guide material procurement strategy and mitigate portfolio-wide risks.
• Direct design teams in producing key project deliverables and ensure quality.
• Oversee contract administration and project schedules across the portfolio.
• Develop and approve project budgets with acquisitions; support underwriting and objectives.
• Maximize efficiency across project teams and interface with stakeholders.
• Mitigate risks and elevate issues to senior leadership as needed.
• Produce portfolio- and project-level reports and manage costs against budgets.
