J. Shaw Enterprises is seeking a Managing Director to lead industrial development initiatives across the Mid-Atlantic, reporting to and coordinating with NJ, TX, and senior leadership.

You will identify opportunities, manage due diligence, and drive the end-to-end lifecycle of complex industrial projects from acquisition through disposition. The role requires 15+ years in industrial development or related CRE, with exceptional leadership, negotiation, and financial modeling abilities.

Qualifications

  • Bachelor's degree in Business, Finance, Real Estate, or related field.
  • 15+ years of industrial development, acquisitions, or related CRE experience.
  • Experience with entitlement, zoning, permitting, and development processes in the target market.
  • Strong leadership, negotiation, and communication skills.
  • Ability to manage multiple teams and external consultants.
  • Proven ability to source, structure, and execute land acquisitions and development opportunities.

Responsibilities

  • Identify, pursue, and negotiate industrial development opportunities with brokers, landowners, municipalities, users, and investors.
  • Oversee the due diligence process, coordinating with internal and external parties.
  • Execute and manage pre-development feasibility, acquisition, entitlement, design, development, and disposition of industrial properties.
  • Collaborate with the capital markets team on equity and debt financing for development opportunities.
  • Oversee development and construction execution to ensure projects meet schedule and budget; day-to-day work in NJ office.
  • Conduct site investigations, market analyses, financial feasibility studies, and project meetings.
  • Manage regional cash requirements, expenditures, and project-level budgets.
  • Coordinate project schedules aligning landowner, customer, development, and construction milestones.
  • Maximize project value and support leasing and disposition strategies.
  • Prepare and present investment recommendations to senior leadership and investment committees.
  • Build and lead the regional industrial development team, providing leadership and direction.

Job description

Our Client is a leading real estate development company specializing in multifamily, industrial, and office development across high-opportunity markets in the United States. Led by a highly experienced leadership team, the firm has an extensive portfolio of multifamily properties developed over several decades, a significant industrial platform, and maintains a diversified geographic footprint. Our Client is a subsidiary of a major, privately held real estate investment and development platform with substantial assets under management and a long-established track record spanning over 75 years.

The Managing Director will be responsible for identifying and managing new industrial development opportunities in the Mid-Atlantic market, including the greater DC/Baltimore market, I-95 south to Richmond, and the southern I-81 corridor in Virginia. The position will focus on growing our Client's business in the target region by pursuing profitable, strategically sound development opportunities. The Managing Director will be supported by their NJ-based development and construction team, TX-based capital markets team, and leadership teams, but will act as the primary interface between internal and external project teams throughout the life cycle of new development opportunities.

Primary Responsibilities
  • Identify, pursue, and negotiate potential industrial development opportunities, leveraging relationships with brokers, landowners, municipalities, corporate users, and investors
  • Oversee the due diligence process, coordinating with internal teams and external parties
  • Execute and manage the pre-development feasibility assessment, acquisition, entitlement, design, development, and disposition of industrial properties
  • Work with the capital markets team in equity and debt financing efforts for development opportunities
  • Oversee development and construction execution to ensure projects are completed on schedule and within budget. Day-to-day construction activities will be supported out of the NJ office.
  • Conduct site investigations, market analyses, financial feasibility studies, and project meetings
  • Manage regional cash requirements, expenditures, and project-level budget performance
  • Coordinate project schedules to align landowner, customer, development, and construction milestones
  • Maximize project value and support leasing and disposition strategies
  • Prepare and present investment recommendations to senior leadership and investment committees
  • Build and lead the regional industrial development team, as needed, and provide leadership, mentorship, and strategic direction
Desired Skills & Experience
  • Bachelor's Degree in Business, Finance, Real Estate, or related field required; Master's Degree preferred
  • 15+ years of relevant industrial development, acquisitions, or related commercial real estate experience
  • Significant experience developing industrial projects, including logistics, warehouse, distribution, manufacturing, and build-to-suit facilities
  • Experience with the entitlement, zoning, permitting, and development processes within the target market
  • Experience coordinating multiple consultants and third-party service providers
  • Experience creating development budgets, underwriting, and schedules
  • Customer service-oriented mindset, with superb communication, interpersonal, and presentation skills
  • Strong site selection capabilities and understanding of regional industrial submarkets
  • Proven ability to source, structure, and execute land acquisitions and development opportunities
  • Team-based approach in assessing risk, opportunity, and critical decisions impacting the firm
