Job description

Forest Carbon Works, a subsidiary of Chestnut Carbon, offers private US forest landowners conservation programs that help them access carbon credit markets while preserving their land and legacy. Landowner members of Forest Carbon Works enroll their forestlands in our Improved Forest Management (IFM) conservation program (Conserve), and every opportunity that reaches contract is built on a verified land and title foundation. Reporting to the Senior Diligence Coordinator, the Diligence Coordinator is responsible for supporting land and title due diligence for IFM carbon project opportunities, ensuring each transaction is accurately vetted and risk assessed. This role sits at the center of transaction readiness: reviewing ownership, confirming signatory authority, verifying parcel IDs, identifying risks, and coordinating issue resolution. The Diligence Coordinator will work closely with the Senior Diligence Coordinator and partner with our sales, legal, forestry, and operations teams to resolve risks and close gaps. The ideal candidate will possess experience in real estate transactions, title review, or land-based transaction execution, along with a detail-oriented, proactive approach to managing complex documentation. This person will be comfortable managing multiple transactions at once in a fast-paced sales environment while keeping every file accurate. This role ensures that every project we bring on is built on a clean, defensible, and well-documented land foundation. The Diligence Coordinator's work directly protects transaction integrity, reduces downstream risk, and enables scalable growth of our forest carbon portfolio, with the opportunity to work at the intersection of land, climate, and finance.

This is a contract hourly position and no benefits are offered at this time.

Responsibilities
Conduct Land and Title Due Diligence
  • Obtain and review title reports, deeds, easements, mortgages, liens, and other encumbrances for each IFM opportunity
  • Analyze ownership structures, including third-party mineral or timber interests, parcel configurations, and land-use restrictions
  • Use GIS systems and county mapping resources to verify parcels and legal descriptions
  • Confirm ownership, including signatory authority, and verify parcel IDs
  • Summarize key findings in clear, structured internal diligence reports using Excel and SharePoint, and communicate with the team through Microsoft Teams
Identify Risks and Drive Issue Resolution
  • Flag title defects, encumbrances, or structural issues related to eligibility, ownership clarity, or contracting feasibility
  • Partner with sales, legal, forestry, and operations teams to resolve risks and close gaps
  • Maintain complete, organized, and audit-ready diligence files for each opportunity
Support Contracting and Handoff
  • Support final diligence confirmation for each transaction
  • Partner with originations and legal to ensure all diligence conditions are met
Improve Process and Standardization
  • Identify recurring risks and recommend process improvements
  • Help improve the speed, consistency, and quality of diligence across all transactions
Deliver Transaction-Ready Outcomes
  • All transactions reach contract with confirmed ownership, including signatory authority, and verified parcel IDs
  • Title is reviewed and risks are resolved for every transaction
  • Diligence materials are complete, accurate, and audit-ready
  • Internal teams have high confidence in transaction readiness at signing
  • Diligence timelines are efficient across the pipeline
Required Skills and Qualifications
  • Comfortable with a short term contract role.
  • 6+ years of experience in real estate, title, or land acquisition/transaction work
  • Substantial experience researching ownership and chain of title and reviewing title reports, deeds, easements, and encumbrances
  • Understanding of legal descriptions
  • Strong attention to detail and the ability to manage complex documentation
  • Ability to manage multiple transactions simultaneously and work effectively in fast-paced sales transactions
  • Proficiency in Microsoft Office (Word, Excel)
  • Strong communication skills, including both oral and written
  • Ability to maintain a high level of professionalism and discretion in dealing with highly sensitive project deliverables
  • Ability to work effectively with remote team members throughout the U.S.
Preferred Skills and Qualifications
  • Bachelor's degree or equivalent
  • Experience with title companies, real estate closings, or land transactions
  • Exposure to conservation, renewable energy, or infrastructure projects
