Job summary

Middleburg Communities seeks a Groundskeeper to perform maintenance, grounds, and housekeeping services across the property, ensuring curb appeal and high-quality apartment homes. You will respond to customer service requests and help uphold our mission and values.

This role requires daily upkeep, preventive maintenance, and timely renovations while maintaining safety standards and providing excellent service to residents and teams.

Qualifications

• 1 year of experience in apartment maintenance or related field.
• Proficient in basic plumbing, touch-up painting, basic appliance repair, basic electrical, locks, and basic carpentry.
• Some basic mechanical aptitude and understanding of building materials and tools.
• Excellent English communication skills, both verbal and written.
• Basic computer skills in a Windows environment (able to operate a mobile device or PC).
• High school diploma or equivalent preferred.

Responsibilities

• Perform preventative maintenance, repairs, inspections, and janitorial services; housekeeping/grounds not to exceed 75% of time.
• Utilize maintenance materials; inform manager of supply needs; keep storage area organized and locked.
• Refurbish/renovate apartments to market-ready condition; 3–5 day downtime for prep; 10-day turn for upgrades.
• Daily property walks for curb appeal, condition, deferred maintenance, and safety.
• Complete tasks on time and per safety policies; notify manager of safety concerns; participate in safety meetings.
• May require training to receive additional regulatory/environmental certifications such as lead, asbestos renovations/repairs, HVAC, and CFC I, II, etc.
• Knowledge of property-specific problems such as asbestos.
