Job summary

Middleburg Communities seeks a Groundskeeper to perform general maintenance, grounds, and housekeeping to ensure excellent curb appeal at our apartment communities in Huntsville, AL. You will respond to customer service requests and work under the Service Manager.

This role requires effective communication, safe work practices, and adherence to our mission and values. Tasks include preventative maintenance, refurbishing market-ready apartments, and daily property walkthroughs.

Qualifications

• 1 year of experience in apartment maintenance or related field.
• Proficient in basic plumbing, touch-up painting, basic appliance repair, basic electrical, locks, and basic carpentry.
• Some basic mechanical aptitude and understanding of building materials and tools.
• Excellent English communication skills, both verbal and written.
• Basic computer skills in a Windows environment.

Responsibilities

• Perform preventative maintenance, repairs, inspections, and janitorial services per the assigned schedule and according to policies and procedures.
• Housekeeping and grounds work not to exceed 75% of the time.
• Be responsible for utilization of maintenance materials; inform manager of supply needs; keep storage area organized.
• Perform refurbishing and renovation of apartments to market-ready condition with defined downtime targets.
• Daily walk the property for curb appeal, safety, and condition to meet standards.
• Complete tasks on time and per safety policies; report safety concerns.
• May require training for regulatory/environmental certifications.
• Knowledge of property-specific problems such as asbestos.
• Complete service requests same day or within 24 hours.
• Available for weekend work, on-call duties, and after-hours emergencies.
