Job summary

PGIM Real Estate in Atlanta seeks an Investment Associate on the Southeast Debt Originations Team to source, underwrite, structure, and close multifamily and commercial real estate debt investments across Core, Core Plus, High Yield, and Structured Debt strategies.

You will work closely with senior originators and borrowers, participate in the full transaction lifecycle, and develop market expertise in the Southeast, while mentoring Analysts and contributing to the team's growth.

Qualifications

• Bachelor's degree in Finance, Economics, Real Estate, or a related field.
• 3–5 years of experience in commercial real estate lending, underwriting, banking, investments, capital markets, or related field.
• Strong quantitative skills and analytical ability.
• Credit mindset to evaluate, structure, and underwrite loans while mitigating transaction risks.
• Strong organizational skills with the ability to manage multiple transactions.
• Excellent written, verbal, and interpersonal communication.
• Proficiency in Microsoft Office (Excel, Word, PowerPoint) and Copilot.
• Willingness to travel periodically for client meetings, property visits, and industry events.

Responsibilities

• Participate in all aspects of loan origination and closing, including underwriting, modeling, structuring, pricing, due diligence, and closing.
• Evaluate opportunities across Core, Core Plus, High Yield, and Structured Debt strategies.
• Prepare cash flow models, valuations, credit analyses, market research, and investment memoranda.
• Assist in structuring and underwriting transactions aligned with investment objectives and risk parameters.
• Coordinate with Credit, Legal, Asset Management, Portfolio Management, and Closing teams.
• Review third-party reports, legal docs, and due diligence materials during execution.
• Interact with borrowers, intermediaries, attorneys, consultants, and market participants throughout the life of a transaction.
• Develop market expertise in the Southeast region and maintain relationships to facilitate growth.
• Provide guidance and feedback to Analysts and support their professional development.
• Develop expertise in PGIM systems: Salesforce, Omnia, Loan Connect and more.
