Job summary

PGIM Real Estate is seeking an Investment Associate in Los Angeles to support the debt originations business, focusing on higher-yielding bridge, construction, mezzanine and preferred equity transactions.

The role is based in Los Angeles with a hybrid schedule of 3-4 days in-office and 1-2 days remote, collaborating with portfolio management and risk teams to execute complex real estate debt investments.

Qualifications

• Bachelor’s degree in Finance, Real Estate, or related field required.
• 3+ years commercial real estate work experience.
• Strong Excel and financial modeling skills.

Responsibilities

• Analyze and underwrite commercial real estate debt opportunities across property types, focusing on construction, mezzanine, and preferred equity structures.
• Create cash flow models, Argus models, sensitivity tables, rent roll analyses, and waterfall analyses.
• Prepare Investment Committee memoranda with market research, risk analysis, and credit risk understanding.
• Evaluate investment factors and geography; analyze economic, market, legal, and political conditions.
• Assist senior professionals in due diligence and closing processes for originations with portfolio management.
• Support loan-level financings, appraisal review, and related activities with debt originations or real estate transactions teams.
