Job summary

PGIM Real Estate, the real estate investment arm of Prudential, is seeking an Investment Associate on the Southeast Debt Originations Team in Atlanta. You will help source, evaluate, structure, and close multifamily and commercial real estate debt investments across Core, Core Plus, High Yield, and Structured Debt strategies.

Qualifications

• Bachelor's degree in Finance, Economics, Real Estate, or a related field.
• 3-5 years of experience in commercial real estate lending, underwriting, banking, investments, capital markets, or a related field.
• Strong quantitative skills and demonstrated analytical ability.
• Demonstrated interest in commercial real estate finance and capital markets.
• A credit mindset and the ability to evaluate, structure, and underwrite loans while identifying and mitigating transaction risks.
• Strong organizational skills and attention to detail, with the ability to manage multiple transactions and competing priorities simultaneously.
• Outstanding written, verbal, and interpersonal communication skills.
• Ability to work both independently and as an integral member of a team.
• Strong proficiency in Microsoft Office applications, including Excel, Word, PowerPoint, and Copilot.

Responsibilities

• Participate in all aspects of loan origination and closing, including underwriting and financial modeling.
• Evaluate opportunities across Core, Core Plus, High Yield, and Structured Debt strategies.
• Prepare cash flow models, property valuations, borrower analyses, market research, and investment memoranda.
• Assist in structuring and underwriting transactions to align with investment objectives and risk parameters.
• Coordinate with Credit, Legal, Asset Management, and Closing teams to advance transactions.
• Review third-party reports, legal docs, and due diligence materials.
• Interact with borrowers, intermediaries, attorneys, and industry participants throughout the lifecycle.
• Develop market expertise across the Southeast region and knowledge of local market dynamics.
